Everything in one place

A real home, not a shared room.

Your own front door, your own kitchen, your own bathroom — never shared. Plus a heated pool, a serious gym and fibre internet, all on campus. Every studio is self-contained, which is also why so many tenants qualify for the Dutch housing allowance.

Your own studio

Private kitchen and design bathroom. 18–25 m², triple glazing, A+++, heating and cooling you control yourself.

Heated pool & pro gym

A heated indoor pool and a full gym with Eleiko gear and a powerlifting rig — not a hotel-corner treadmill.

Fibre, gated, keyless

High-speed fibre in every studio. A fully fenced campus with keyless entry through your phone.

Entirely yours

Your own kitchen. Your own bathroom. Always.

Cook your own food, shower in your own bathroom, close your own front door. Every studio is self-contained — there's no shared sanitary space, ever. Triple glazing and high-grade ventilation keep it quiet and warm.

Three studio types

Pick the studio that fits you.

From a smart standard studio to a studio with a shared living room, or the roomy corner studio. Each one has its own kitchen, its own design bathroom and its own front door — sanitary space is never shared. Prices below are the base rent; your net rent after the Dutch housing allowance is much lower.

Standard studio

  • Own kitchen with induction and fridge
  • Own design bathroom (shower, toilet, basin)
  • Triple glazing, A+++, heating and cooling
  • Fibre and keyless access as standard
net · all-in

Studio + living room

  • Your own full studio, plus an extra
  • Shared living room per cluster of four
  • The place to cook, eat and hang out together
  • Private when you want, social when you want
net · all-in

Corner studio

  • Roomiest option, extra windows on the corner
  • Own kitchen and own bathroom (~4 m²)
  • More daylight, space for a work corner
  • Same energy-efficient base as every studio
net · all-in

Net = base rent after the Dutch housing allowance (age 21+, indicative). All-in = net rent + service costs + energy (~€80–120, your own A+++ studio) + fibre. Calculate your own amount →

Free to register

Register for free. Only a €1 bank check.

Registering is free — no registration fee, no down payment, no month in advance. The only thing you pay now is a one-off €1 bank verification so we can confirm your bank account is real. It is not a fee and not a deposit. There is a deposit (a security deposit), but you pay it only at key handover, together with your first month's rent — the exact amount is set out in your contract. So you lock in your spot now for €1, and pay the rest only when it's time.

Paying the €1 from outside the Netherlands?

No Dutch bank yet? No problem. The €1 bank check can be paid by card (credit or debit) — you do not need iDEAL or a Dutch bank account. Any working card with €1 on it does the job.

Fully online, in English

From phone to signed contract.

No paperwork by post, no office visit. Everything happens on your phone, in English, from wherever you are right now. The registration flow has English-language support at every step.

1
Pick your studio & reserve

Choose a studio, create an account and reserve for free — only the €1 bank check, payable by card or iDEAL.

2
Verify your ID

Scan your passport in a secure online verification app. Takes minutes, works with a non-Dutch passport.

3
Add a guarantor

Only if your income is low or you have none (most students; often a parent). They confirm online — nothing to pay now.

4
Sign & move in

The binding contract is in Dutch; you read a clear English explanation, sign digitally, then pay the deposit and first rent at key handover.

These tools work for everyone, in any language — the studio picker, the registration flow and the rent calculator are open to international and Dutch students alike, and the registration flow is supported in English throughout. The binding rental agreement itself is in Dutch; we provide a full English explanation so you understand exactly what you sign — see the English explanation of the rental agreement →

A contract built for students

It's a campus contract.

Campus ZILT runs on a campus contract — a rental form made specifically for students (Dutch law: art. 7:274d BW). In plain terms: as long as you're an enrolled student, you live here. If you stop studying, the campus contract ends and you get about three months to hand the studio back. That keeps the campus genuinely a student community.

Amsterdam is closer than you think

About an hour to Amsterdam Central.

The train takes roughly minutes (typically ), with one change at . There's no direct train — but you get a guaranteed seat, wifi and an hour to actually study or sleep, instead of standing in a packed tram.

And on campus you barely need to leave: living, sport, study and food are all right here.

Dutch housing allowance (huurtoeslag)

You may get a monthly subsidy on your rent.

Because each studio is self-contained — your own kitchen and bathroom — it counts as independent housing, which means many tenants qualify for Dutch housing allowance. That's how the net rent drops from the base rent to roughly per month.

You're 21 or older

The full allowance applies from age 21. Under 21 it's capped lower.

You're registered in the BRP

You need to be registered at your address in the Dutch municipal records (BRP) at the town hall.

EU or a residence permit

You're an EU/EEA citizen, or you hold a valid Dutch residence permit. Income and assets must stay under the limits.

Don't arrive without a room

Student housing is tight across the Netherlands.

Nationally there's a shortage of around student homes, and roughly of international students arrive without housing arranged. Universities openly warn internationals not to come without a room. At Campus ZILT you secure yours before you fly.

Registering is free — no registration fee, no down payment, no month in advance. The only thing you pay now is a one-off €1 bank verification, so we can confirm your bank account is real; it's not a fee and not a deposit. There is a deposit (a security deposit), but you don't pay it when you register: only at key handover, together with your first month's rent. The exact amount is set out in your contract. In short: lock in your spot now for €1, and pay the rest only when it's time.
You don't need a Dutch bank account or iDEAL. The €1 bank check can be paid by card — credit or debit — so international students can complete registration from abroad. Any working card with at least €1 available will do.
Yes. You pick and reserve a studio, verify your ID with a passport scan, add a guarantor and sign your contract entirely online, in English, on your phone — before you arrive in the Netherlands. The registration flow has English-language support throughout.
Campus ZILT is for any enrolled student — Dutch or international, at any recognised institution. As long as you're studying, you're welcome (21+ for the housing allowance). It runs on a campus contract, so every resident needs to be an enrolled student. If you stop studying, the campus contract ends and you have about three months to hand the studio back (indicative term, confirmed in your contract).
Only if you have little or no income of your own — which applies to most students. If you earn enough yourself (from about €2,800 gross per month), you don't need one. A guarantor — often a parent — confirms online that they'll cover the rent if you can't. The guarantee covers up to four months' rent plus an equal amount for any damage. Your guarantor verifies their identity with a passport scan in the same online app. No Dutch guarantor? The ZILT guarantee is an alternative.
You scan your passport in a secure online verification app — a non-Dutch passport works fine. It takes a few minutes and you do it on your phone, before you arrive.
The binding rental agreement is in Dutch — that's the legally valid version. We provide a clear English explanation so you understand exactly what you're signing before you sign it. See the English explanation of the rental agreement.
Many tenants do, because each studio is independent housing. You generally need to be 21+, registered in the BRP at your address, and an EU citizen or residence-permit holder, with income and assets under the limits. The Belastingdienst (Dutch tax office) makes the final decision. Estimate your own amount with the calculator.
About minutes by train to Amsterdam Central, with one change at Lelystad. No direct train — but a guaranteed seat, wifi, and time to study on the way.
