Everything in one place
Your own front door, your own kitchen, your own bathroom — never shared. Plus a heated pool, a serious gym and fibre internet, all on campus. Every studio is self-contained, which is also why so many tenants qualify for the Dutch housing allowance.
Private kitchen and design bathroom. 18–25 m², triple glazing, A+++, heating and cooling you control yourself.
A heated indoor pool and a full gym with Eleiko gear and a powerlifting rig — not a hotel-corner treadmill.
High-speed fibre in every studio. A fully fenced campus with keyless entry through your phone.
Entirely yours
Cook your own food, shower in your own bathroom, close your own front door. Every studio is self-contained — there's no shared sanitary space, ever. Triple glazing and high-grade ventilation keep it quiet and warm.

Three studio types
From a smart standard studio to a studio with a shared living room, or the roomy corner studio. Each one has its own kitchen, its own design bathroom and its own front door — sanitary space is never shared. Prices below are the base rent; your net rent after the Dutch housing allowance is much lower.
Net = base rent after the Dutch housing allowance (age 21+, indicative). All-in = net rent + service costs + energy (~€80–120, your own A+++ studio) + fibre. Calculate your own amount →
The numbers
Indicative, for tenants aged 21+ who qualify for housing allowance. All-in = net rent + service costs + energy (~€80–120, A+++) + fibre. For comparison: a shared room in Amsterdam averages around —. Calculate your own amount →
Free to register
Registering is free — no registration fee, no down payment, no month in advance. The only thing you pay now is a one-off €1 bank verification so we can confirm your bank account is real. It is not a fee and not a deposit. There is a deposit (a security deposit), but you pay it only at key handover, together with your first month's rent — the exact amount is set out in your contract. So you lock in your spot now for €1, and pay the rest only when it's time.
No Dutch bank yet? No problem. The €1 bank check can be paid by card (credit or debit) — you do not need iDEAL or a Dutch bank account. Any working card with €1 on it does the job.
Indicative availability
A live, indicative snapshot of phase 1. Numbers move as people register, so treat them as a guide — the moment you complete your registration, your place in line is locked.

Fully online, in English
No paperwork by post, no office visit. Everything happens on your phone, in English, from wherever you are right now. The registration flow has English-language support at every step.
Choose a studio, create an account and reserve for free — only the €1 bank check, payable by card or iDEAL.
Scan your passport in a secure online verification app. Takes minutes, works with a non-Dutch passport.
Only if your income is low or you have none (most students; often a parent). They confirm online — nothing to pay now.
The binding contract is in Dutch; you read a clear English explanation, sign digitally, then pay the deposit and first rent at key handover.
These tools work for everyone, in any language — the studio picker, the registration flow and the rent calculator are open to international and Dutch students alike, and the registration flow is supported in English throughout. The binding rental agreement itself is in Dutch; we provide a full English explanation so you understand exactly what you sign — see the English explanation of the rental agreement →
A contract built for students
Campus ZILT runs on a campus contract — a rental form made specifically for students (Dutch law: art. 7:274d BW). In plain terms: as long as you're an enrolled student, you live here. If you stop studying, the campus contract ends and you get about three months to hand the studio back. That keeps the campus genuinely a student community.

Amsterdam is closer than you think
The train takes roughly — minutes (typically —), with one change at —. There's no direct train — but you get a guaranteed seat, wifi and an hour to actually study or sleep, instead of standing in a packed tram.
And on campus you barely need to leave: living, sport, study and food are all right here.

Dutch housing allowance (huurtoeslag)
Because each studio is self-contained — your own kitchen and bathroom — it counts as independent housing, which means many tenants qualify for Dutch housing allowance. That's how the net rent drops from the base rent to roughly — per month.
The full allowance applies from age 21. Under 21 it's capped lower.
You need to be registered at your address in the Dutch municipal records (BRP) at the town hall.
You're an EU/EEA citizen, or you hold a valid Dutch residence permit. Income and assets must stay under the limits.
Don't arrive without a room
Nationally there's a shortage of around — student homes, and roughly — of international students arrive without housing arranged. Universities openly warn internationals not to come without a room. At Campus ZILT you secure yours before you fly.
